In short

What is Lender License Management?

Software that keeps a non-bank lender's state licenses current: every renewal, call report, state annual report, surety bond and change notice, on its own date or clock. Lender License Management adds agents that read each state's rules and the company's records, place every filing on one twelve-month calendar and draft it with every answer cited.

The problem

Why renewal season still catches licensing teams out

A non-bank lender licensed in thirty-odd states lives on a calendar nobody can see whole. Licenses renew in the NMLS window, 1 November to 31 December, call reports land 45 days after each quarter, financial condition reports 90 days after year end, and state annual reports on their own dates. Surety bonds each run out on their own anniversary, and change notices fire whenever an officer, owner, branch or product changes — each state on its own clock.

Today that calendar lives in spreadsheets, shared calendars and reminder emails from sureties, kept by one or two licensing specialists. A bond lapses quietly three days before the renewal it secures, and the team finds out when the renewal bounces. One new executive officer means dozens of notices, some due before he starts. A missed renewal lapses the license on 1 January, and the lender stops taking applications in that state; under laws like Illinois' 2026 buy-now-pay-later act, loans made without the license are void.

One renewal season, from the calendar to the attestation

Calder Ridge Lending holds 61 company licenses in 34 states, 22 branches and 412 sponsored loan officers. It is Monday 12 October 2026. Here is what happens next, screen by screen, in the working solution.

  1. 01Monday morning

The whole year, on one calendar

    Renata Okafor · Licensing Manager

Renata opens the calendar: 268 filings from October 2026 to September 2027, 4 that need her and 19 due in the next 30 days. Each day is shaded by how many filings fall on it, and the business changes the agents found sit above it. The panel beside it opens on the next urgent day, Fri 16 Oct: 5 filings, 5 drafts ready.

“268 filings from October 2026 to September 2027 · 4 need you · 19 due in the next 30 days”

  2. 02December

    The darkest day, opened

    Renata Okafor · Licensing Manager

December holds 108 filings. Renata clicks the darkest cell, Tuesday 15 December: 14 filings. The first is the California finance lender license renewal, draft ready, with a warning on it.

“Surety bond GS-4471902 expires Sat 12 Dec — 3 days before this filing”

  3. 03Drafted at 06:14

    The renewal, drafted and cited

    Renewal drafter

The renewal request for license 60DBO-118204 was drafted at 06:14 with 9 answers. Each cites its source — the NMLS record synced at 06:00, Cal. Fin. Code §22112 for the $25,000 bond, the audited 2025 financial statements for adjusted net worth of $48,640,000, the §22159 receipt for the annual report. Eight are ready. The company record answer is linked to the pending CFO amendment, so the renewal never attests to a stale officer list.

“The bond runs out three days before this renewal. A license cannot renew on a lapsed bond — ask the surety for a continuation certificate.”

  4. 04One click

The request to the surety, already written

    Bond and net worth watcher

The agent has drafted the message to Dana Whitlock at Granite Shoals Surety Co.: continue bond GS-4471902 from 12 Dec 2026 to 12 Dec 2027 and attach it to the electronic bond. Priya Nandakumar in Finance is copied, because she pays the premium. Renata sends it.

The renewal stays queued until the certificate is attached.

  5. 05Attested

She attests; it files on 1 November

    Renata Okafor · Licensing Manager

Renata attests that the answers are true and complete: license 60DBO-118204, 8 of 9 answers ready with the bond continuation asked, fee $1,050. It files in NMLS when the renewal window opens on Sun 1 Nov, once the continuation is attached. Her name and the time go on the record.

  6. 06Found Thu 8 Oct

A new CFO, on 34 states' clocks

    Business change watcher

Board minutes of 7 October, item 4: Martin Dorsey replaces Elaine Fisk as chief financial officer on Mon 16 Nov. The agent found it on Thu 8 Oct at 09:12 and placed 35 filings — the company form amendment all 34 states read, 4 advance notices due 30 days before the start, 7 due 15 days before, 13 within 10 days after and 10 within 30 days after. Renata sends the 12 due before he starts to Thomas Weller for sign-off.

A new executive officer is a control person in every state, so each one is told — on its own clock.

  7. 07Before credit committee decides

A new product, tested before it is made

Thomas Weller · Chief Compliance Officer

Credit committee is weighing interest-free pay-in-four loans of $250 to $5,000 through home-improvement merchants from 1 March 2027. Tested against every state's rules, it needs a new Illinois license (fee $5,000, bond $50,000), a New York license where Calder Ridge holds none, and notices in California, Texas and Washington. The 5 filings appear dashed on the calendar; nothing files unless it goes ahead.

“In Illinois, these loans made without the license are void.”

  8. 08Due Sat 14 Nov

The call report, fixed before it fails

    Call report preparer

The Q3 2026 loan activity report was built from the loan system at 05:40: 5,220 applications, 3,027 closed loans, $973M across 34 states. It would not validate — one Florida loan with no property state, three Nevada loans missing the loan officer's NMLS ID, two Texas withdrawn applications counted as closed. Each fix comes from the loan file, and validation runs clean: 0 errors, 0 warnings.

  9. 09Every bond

Bonds against the renewals they secure

    Priya Nandakumar · Controller

Sixty-one bonds, $4,200,000 in all, each set against the day its license renews. Three run out before their renewals: Nevada (Fri 4 Dec, five days before its renewal), Oregon (Thu 10 Dec, seven days before) and California, already asked today. Beside them, adjusted net worth is counted each state's way against its minimum.

A license cannot renew on a lapsed bond.

  10. 10Exam season

The examiner's request, gathered from the record

    Renata Okafor · Licensing Manager

The Washington Department of Financial Institutions sent its request letter on 28 Sep 2026: 46 items, documents due Mon 26 Oct, fieldwork Mon 9 Nov. Thirty-two are already gathered from the filing record, each with its submission receipt — licenses, renewals, eight quarters of call reports, bonds. The agents gather the remaining 14 and ask the owners for what is missing.

Built on the engine

6 agents. Each with one job, and hard limits.

Six agents read the rules and the business, place every filing and draft it; the Licensing Manager attests and files.

Rule reader

Reads each state's licensing laws, regulations, regulator guidance and NMLS checklists, and writes each obligation with what is filed, when, the amounts and the source paragraph. Re-reads every Monday and reports what changed.

  • Every obligation cites its source paragraph
  • Ambiguous rules go to the Licensing Manager — it never guesses
License record keeper

Every morning at 06:00 reads the company, branch and individual records and the electronic bonds from NMLS, and compares them with HR, the officer list and the branch leases.

  • Read-only on NMLS
  • Reports differences with both values, never resolves them alone
Renewal drafter

Drafts renewals, state reports and change notices 60 days before they are due, answering every requirement from the record and attaching the documents.

  • Never attests or submits
  • Never answers without a source — anything it cannot answer from a record is a question for a person
Call report preparer

Builds the quarterly call report from the loan system, runs the validation rules and proposes each fix from the loan file.

  • Every correction cites the loan file
  • Never files
Bond and net worth watcher

Tracks every surety bond against its license and the next renewal, warns at 90, 60 and 30 days and at once if a bond runs out before its license renews, drafts the request to the surety and recomputes net worth the way each state defines it.

  • Never changes a bond amount alone
  • Finance approves every premium
Business change watcher

Reads board and committee minutes, officer changes, product proposals, leases and ownership records, and places each filing a change triggers on every state's own clock. A change can be tested before it is made.

  • Unclear changes go to the Chief Compliance Officer
  • Tested changes never file
Licensing Manager

Attests and files. The agents propose; a named person decides.

Ask in plain words

Ask it anything, in plain words

Ask about any state, license, filing, bond or change — or tell it what to send. Every answer cites the filing, rule or record behind it.

What is due in December, and what is blocking it?

December holds 108 filings, and the busiest day is Tue 15 Dec. Three things block them: the California finance lender renewal (bond GS-4471902 expires Sat 12 Dec, 3 days earlier), the Arizona mortgage banker renewal (waits for the Tempe branch amendment) and the Texas loan officer renewals (6 of 58 short of continuing education).

Which states must hear about Martin Dorsey before he starts?

Eleven, on two clocks: Massachusetts, New Jersey, Pennsylvania and Washington 30 days before, due Fri 16 Oct; Connecticut, Illinois, Maryland, Minnesota, North Carolina, Oregon and Virginia 15 days before, due Fri 30 Oct. The other 23 states take notice after he starts. All 34 read the company form amendment, which also files on Fri 16 Oct.

Which bonds run out before their license renews?

Three: California GS-4471902 ($25,000) expires Sat 12 Dec against a Tue 15 Dec renewal; Nevada SB-4472184 ($150,000) Fri 4 Dec against Wed 9 Dec; Oregon SB-4472665 ($50,000) Thu 10 Dec against Thu 17 Dec. A license cannot renew on a lapsed bond, so each needs a continuation certificate before 1 Nov.

Ask Granite Shoals Surety to continue the California bond

Sent. Dana Whitlock at Granite Shoals Surety is asked to continue bond GS-4471902 ($25,000) to 12 Dec 2027 and attach it to the electronic bond; Priya Nandakumar in Finance is copied for the premium. The California renewal stays queued for 1 Nov until it lands.

Questions

What licensing teams ask us.

What is license management software for lenders?

Software that keeps a non-bank lender's state licenses current: every renewal, call report, state annual report, surety bond and change notice, on its own date or clock. Lender License Management adds agents that read each state's rules and the company's records, place every filing on one twelve-month calendar and draft it with every answer cited.

How does it know each state's licensing rules?

The rule reader reads each state's statutes, regulations, regulator guidance and NMLS checklists, and writes each obligation with its clock, amounts and source paragraph. It re-reads every Monday and reports what changed. When a rule is ambiguous it routes it to the Licensing Manager instead of guessing.

Does it file in NMLS or change our NMLS records?

No. It reads NMLS records every morning, read-only. The agents draft; the Licensing Manager attests and files every renewal, report and notice, and her name and the time go on the record.

How does it handle a change of control or a new executive officer?

The business change watcher reads board minutes, the HR officer list, leases and product proposals as they arrive. For each change it places every state's filing on that state's own clock — before or after the start date — and drafts them. Change-of-control notices are signed off by the Chief Compliance Officer, and unclear changes go to the CCO to decide.

Will it catch a surety bond that lapses before renewal?

Yes. The bond and net worth watcher tracks every bond against the renewal it secures, warns at 90, 60 and 30 days, and warns at once when a bond runs out before its license renews. It drafts the continuation request to the surety; Finance approves the premium.

Can it prepare the mortgage call report?

The call report preparer builds the quarterly loan activity report from the loan system, runs the validation rules and proposes each fix from the loan file — such as a missing loan officer NMLS ID or a withdrawn application counted as closed. It never files; a person does.

Can we see what a new product or state would take before we decide?

Yes. Test a change — a new product, officer, owner, branch or state — and the agents read every state's rules for it and show the filings it would trigger, dashed on the calendar and worked back from the launch date. A tested change never files.

How long does it take to go live?

The Agentic Solution Engine builds and deploys it from your requirements — your license list, NMLS records, bonds and past filings — and it goes live once every quality gate has passed. We will walk you through it on your own licenses first.

See it on
your licenses.

We’ll run Lender License Management on your own state licenses, bonds and next renewal season.
